Investis aims to be the market leader for residential property in the Lake Geneva region. The Company is also targeting continued successful growth with a conservative financing profile in its “Properties” residential property business, organically and through acquisitions.

Continuation of the buy-and-hold strategy through selected real estate investments
Investis aims to continue its long-term buy-and-hold strategy and to further increase the size of its residential real estate portfolio through acquisitions and selected development projects. In the context of favourable demographic trends and favourable macroeconomic factors, the Group intends to continue to focus its activities on residential properties for a middle-income target group in the Lake Geneva region, particularly in the Geneva and Lausanne region.

Maintaining and increasing the value of the properties through active portfolio management 
The investment focus is on properties and projects with sustainable attractive yields and long-term potential for value growth. Investis aims to maintain and increase the value of its properties through active portfolio management. A high occupancy rate and continuous cost optimisation enable consistent value retention and appreciation. Investis is also involved in the implementation of targeted and cost-effective refurbishment projects, including the optimisation of energy efficiency. This is complemented by construction measures such as the expansion of lettable space through building extensions, conversions, etc.

Solid financial strategy with a strong equity base 
The Group is solidly financed and targets a gross loan-to-value ratio (LTV) of 40%. The LTV is the ratio of interest-bearing debt to the value of the portfolio, excluding the value of the property services business. A low LTV provides the company with sufficient flexibility to take advantage of attractive market opportunities. The Group will continue to optimise its financial structure and use the most appropriate sources of funding over the long term, including capital market options.
